CRITICAL

From 1 May 2026, all new tenancies must be periodic. Existing fixed-term tenancies convert automatically on their end date.

This is an existing legal requirement. Failure to serve prescribed information on time makes Section 8 possession harder.

Tenancy deposit protected in a government-approved scheme (DPS, MyDeposits, or TDS)

REQUIRED

All deposits must be protected within 30 days. Unprotected deposits expose you to 1–3x deposit penalty claims.

Tenancy deposit protection certificate and prescribed information retained on file

REQUIRED

Keep copies of all deposit protection certificates. You will need these if a possession claim goes to court.
