Electrical Installation Condition Reports (EICRs) have been mandatory for all private rented properties in England since April 2021. Despite this, many landlords are still not fully compliant. Here is everything you need to know.
What is an EICR?
An Electrical Installation Condition Report is an inspection of the fixed electrical installation in a property. It assesses the condition of the wiring, sockets, switches, consumer unit (fuse box), and other fixed electrical components.
The inspection is carried out by a qualified electrician and results in a report that classifies any issues found as:
When is an EICR Required?
EICRs must be carried out:
What Must Happen with the EICR?
1. Before a new tenancy starts: A copy of the EICR must be given to new tenants before they move in.
2. During a tenancy: If an EICR is carried out during a tenancy, a copy must be given to existing tenants within 28 days.
3. Remedial work: Any C1 or C2 issues must be rectified within 28 days of the inspection (or sooner if specified in the report). Evidence of the remedial work must be provided to the tenant.
4. Record keeping: Landlords must keep a copy of the EICR for at least 5 years.
Cost of an EICR
The cost of an EICR varies by property size and location, but typically ranges from £100 to £300. Any remedial work required will be additional.
RentersComply tracks all EICR expiry dates and sends automated reminders at 90, 60, and 30 days before renewal is due.
